About the role

The mandate is to build Marketing into a centre of excellence for shopper understanding and to establish a robust consumer 360 insights ecosystem that supports data-driven commercial decisions.

You will work as a strategic business partner to senior stakeholders, bringing together market, competitor and consumer intelligence to shape portfolio, marketing and commercial performance.

Key Responsibilities

Strategic Shopper Insights & Consumer Intelligence

  • Lead the design, execution and interpretation of quantitative and qualitative research (including AI-enabled research) to understand shopper behaviour, motivations, attitudes, needs and unmet opportunities.
  • Own shopper segmentation and persona frameworks that support portfolio, asset and marketing strategies.
  • Run ongoing shopper tracking studies to identify shifts in expectations, visitation patterns and spending behaviour.
  • Build consumer foresight capability to anticipate emerging retail, lifestyle and demographic trends.
  • Lead analysis of CRM and loyalty programme data (once live) covering acquisition, retention, engagement, frequency and spend.
  • Identify opportunities to increase repeat visitation, cross-location engagement, shopper spend and loyalty programme effectiveness.
  • Support the CRM team in evaluating customer journeys and lifecycle performance to improve experience and retention.
  • Translate research findings into clear, actionable recommendations for senior management.

Retail Performance & Business Analytics

  • Monitor economic, retail, real estate and consumer developments across Hong Kong, the Greater Bay Area and relevant benchmark markets.
  • Conduct competitive intelligence on retail destinations, loyalty programmes, retail innovations and customer experience initiatives.
  • Provide insight on emerging consumer trends, digital behaviour and market disruptions that affect retail performance.
  • Integrate shopper insights with tenant sales, footfall and operational data to give a holistic view of asset performance.
  • Identify commercial opportunities and performance drivers across locations, categories and customer segments.
  • Analyse tenant and category performance trends to support asset management and leasing decisions.
  • Develop dashboards and executive reporting that give senior management timely visibility.

Data Strategy & Advanced Analytics

  • Partner with Digital, CRM, IT and Data teams to strengthen customer data capabilities and governance.
  • Champion advanced analytics, AI-driven insights, predictive modelling and dashboard reporting.
  • Identify and integrate new data sources (e.g. mobile movement data, digital engagement, social listening and third-party consumer datasets).
  • Ensure data quality, consistency and usability across customer analytics platforms.

Stakeholder & Budget Management

  • Act as a trusted advisor to senior leadership in Marketing, Asset Management, Leasing and related functions.
  • Manage research agencies, data providers and analytics vendors to deliver high-quality insights.
  • Help build internal capability in research, analytics and insight generation.
  • Own and manage the research budget with a focus on cost-effectiveness.

Requirements

  • Bachelor’s degree or above in Marketing, Business, Data Science, Applied Mathematics, Statistics or a related discipline.
  • Minimum 8 years’ progressive experience in a research agency and/or consulting firm; in-house / internal client experience is a strong plus.
  • Experience in consumer-facing sectors such as Retail, FMCG, Hospitality or E-commerce preferred.
  • Proven track record of leading complex, analytical, cross-functional projects.
  • Strong business acumen and the ability to turn strategy into execution.
  • Ability to manage multiple priorities and deliver to deadline.
  • Strong communication, stakeholder management, influencing and presentation skills.
  • Fluent written and spoken English and Cantonese; Mandarin is an advantage.
