Commercial Director
We are seeking a visionary and results-driven Commercial Director to steer commercial strategy, lead large-scale infrastructure and building projects, and optimize our organizational structure. In this key executive role, you will bring deep Quantity Surveying technical expertise and end-to-end Project Management rigor to oversee project lifecycle execution, risk governance, and profitability.
Key Responsibilities
- Transformational Leadership & Team Reshaping
- Evaluate, restructure, and modernize the commercial and QS team structure to align with business transformation goals.
- Realign roles and capabilities—identifying skill gaps, upskilling current staff, and recruiting key commercial/QS talent to build an agile, high-performing team.
- Establish transparent KPIs, performance metrics, and mentorship programs to foster accountability, proactive risk management, and strong leadership pipelines.
- Drive total cost control, value engineering, budget setting, and cash-flow management across the full project lifecycle from pre-construction to final account settlement.
- Direct high-level procurement strategies, sub-contracting frameworks, and tender evaluation processes to optimize commercial terms and mitigate supply chain risks.
- Oversee complex variation assessments, extensions of time (EOT), dispute resolution, and contractual claim submissions with deep technical and legal precision.
- Partner closely with Project Directors and Engineering Heads to integrate commercial controls directly into day-to-day project management operations.
- Monitor project delivery milestones, schedule risks, and operational bottlenecks to ensure projects are delivered on time, within budget, and to spec.
- Implement unified project reporting protocols to provide executive leadership with clear visibility on project profitability, risk profiles, and operational performance.
- Formulate robust commercial governance frameworks to protect profitability and manage joint-venture/partner risks.
- Maintain C-suite and executive relationships with clients, consultants, authorities, and key subcontractors.
Requirements
- Degree or above in Quantity Surveying, Building/Construction Management, Construction Law, or a related discipline.
- Professional qualifications such as MHKIS, MRICS, RPS, or equivalent.
- Minimum 20 years of progressive experience in quantity surveying and commercial project management within the construction industry, with at least 8 years in a senior leadership/director role overseeing major contractors or complex projects.
- Solid knowledge of various forms of construction contracts, commercial and legal/arbitration principles (e.g., NEC)
- Exceptional executive leadership, negotiation, and change-management skills.
- Fluent in spoken and written English and Cantonese.
