Senior Manager, Property Development

A well-known developer seeks for a Senior Manager, Property Development to drive land acquisition in Hong Kong market. Also help with some property investment initiatives through market analysis, financial modelling, stakeholder management, and deal execution in Hong Kong market.

Key Responsibilities

  • Identify, evaluate, and pursue land acquisition opportunities
  • Develop and execute business strategies for the acquisition of development sites, redevelopment opportunities, and investment properties in alignment with the Company's growth objectives.
  • Lead the end-to-end land acquisition process, including site sourcing, land due diligence, planning assessments, valuation, financial feasibility studies, cash flow modelling, and preparation of investment proposals for management approval.
  • Formulate competitive bidding and tender strategies for public land tenders and development projects, coordinating with internal stakeholders and external consultants to prepare submissions.
  • Liaise and negotiate with government departments, statutory bodies, landowners, joint venture partners, property agencies, and professional consultants on land administration, lease modifications, land exchanges, planning applications, and development-related matters.
  • Conduct detailed analysis of land use, development parameters, zoning restrictions, lease conditions, planning requirements, and regulatory frameworks to assess development potential and project viability.
  • Monitor land market activities, tender results, urban planning initiatives, infrastructure developments, and policy changes to identify strategic acquisition opportunities and support informed investment decisions.
  • Lead negotiations and execution of transaction documents, joint ventures, development agreements, and land acquisition arrangements to secure development opportunities.
  • Oversee property valuation, rating and land administration matters, ensuring compliance with relevant regulatory and statutory requirements.
  • sist in developing business strategies and plans for the acquisition of development sites and investment properties.
  • Mentor and develop junior team members, fostering a collaborative and high-performing team environment.

Requirements

  • Degree holder in Surveying, Real Estate, Property Development, or a related discipline.
  • Professional qualification such as MHKIS (General Practice) or MRICS (Valuation); CFA designation is a plus.
  • Minimum 12 years of relevant experience in property development, land acquisition, and related land matters
  • Proven track record in evaluating and acquiring development sites, including experience with Government Land Sale tenders, MTR property developments, URA projects, redevelopment opportunities, and large-scale residential or commercial developments.
  • Experience gained from reputable property developers, real estate investment firms, or international property consultancy practices.
  • Strong financial acumen with proven hands-on experience in financial evaluation and cash flow modelling.
  • Excellent command of written English, with strong communication, negotiation, and stakeholder management skills.
