A leading developer in Hong Kong seeks a reliable Property Manager / Senior Property Manager (Residential) to oversee the daily operations of a new residential project.

Key responsibilities

  • Responsible for the overall management of daily operations of a new large-scale residential development, including supervision of on-site teams and service contractors, to deliver high-quality property management services and maintain positive relationships across the estate.
  • Manage day-to-day estate operations, overseeing on-site staff and outsourced contractors to ensure service excellence.
  • Handle pre-management planning, operational setup, and property takeover and handover.
  • Prepare and control budgets, monitor income and expenditure, and review service contracts for quality and cost efficiency.
  • Address owners’ and residents’ enquiries while maintaining effective relationships with Owners’ Committees.
  • Ensure compliance with relevant ordinances, regulations, and company SOPs, and maintain performance across management, customer service, maintenance, security, and cleaning functions.

Requirements

Seeking an experienced property management professional with strong leadership, regulatory knowledge, and a service-driven mindset to manage large-scale residential estates.

  • Degree in Real Estate Management or related disciplines, preferably with professional qualifications such as CIHCM, MHKIH, or MRICS
  • At least 10 years’ property management experience, including a minimum of 5 years at managerial level overseeing Hong Kong residential portfolios; experience in pre-management and residential handover is an advantage
  • Strong knowledge of Integrated Management Systems and regulatory standards, including ISO 9001, ISO 14000, and ISO 45001
  • Proven leadership with strong interpersonal, negotiation, and problem-solving skills; proactive, service-oriented, and able to perform under pressure
  • Fluent in written and spoken English and Chinese (Mandarin is a plus), with hands-on PC skills in MS Word, Excel, and PowerPoint
