Assistant Manager/Manager, Technical/Maintenance (2 openings)

We are seeking for an Assistant Maintenance Manager role for a leading property developer in Hong Kong for their commercial projects.

I am currently helping 2 developers to hire an AM on Technical & Maintenance.

1) Maintenance project on retail projects

Responsibilities:

  • To prepare annual maintenance plan, oversee maintenance services and lead the in-house maintenance team & outsourced contractors
  • To prepare tender documents and follow tendering procedure for maintenance works
  • Conduct regular reviews and updates of our maintenance procedures and systems to ensure that our service quality and work standards consistently meet and exceed expectations
  • Liaise and co-ordinate with internal and external parties on repairs, renovation and minor A&A projects
  • Responsible for safe, reliable and efficient maintenance of the building services and facilities across our managed portfolio

Requirements:

  • Degree holder in Electrical, Mechanical Engineering, Building Services, Building Surveying or related disciplines
  • Experienced in chiller plants and HVAC projects
  • Member of professional institution preferred, e.g. MHKIE, HKIS, RICS, CIBSE etc.
  • Minimum 7 years' relevant experience
  • Solid experience in Building Services / Electrical / Building operations, repair, and maintenance of retail or office projects

2) Maintanance project on retail and office projects, some renovation projects

Responsibilties:

  • Manage technical staff to deliver safe, reliable and cost-effective repair, renovation and upgrading services
  • Carry out feasibility study to suit the Leasing / Sales Department’s requirements
  • Coordinate with various departments of the group and establish strategies & plans and manage the associated works to meet the pre-defined objectives
  • Perform staff management of a team to meet organization and company needs
  • Periodic review and audit of building services systems and building maintenance standard for recommending and implementing works including incorporation of new technologies and standards to maintain the required quality standards and conditions
  • Monitor progress of improvement works, control expenses of systems upgrading projects as well as mass renovation project and building reliability
  • Coordinate with internal departments and tenants to vet fit-out submissions; deliver alteration, addition and improvement works; monitor performance of consultants, sub-contractors and site staff
  • Handle Fire Safety (Buildings) Ordinance (Cap.572) and Fire Safety (Commercial Premises) Ordinance (Cap. 502) of all properties and regularly report the work progress to all the relevant parties
  • Preparation of maintenance and project tender or quotation document, in-house coordination between department and site
  • Liaise and co-ordinate with internal and external parties on repairs, renovation and minor A&A projects independently
  • Handle enquiries and complaints about maintenance works and provide appropriate solutions after site meeting, investigation- Assisting in site survey, on-site engineering measurements

Requirements:

  • Degree holder in Surveying, Electrical Engineering, Fire or Fire Safety Engineering or related disciplines
  • At least 7 years of relevant property repair, maintenance and minor alteration and addition works experience
  • Have solid experience in managing large scale renovation & repair projects for residential, industrial and/or commercial complex
  • Experience and knowledge on Fire Safety (Buildings) Ordinance (Cap.572) and Fire Safety (Commercial Premises) Ordinance (Cap. 502) must be an advantage
  • Proficient in written and verbal English and Chinese
  • Responsible to coordinate between consultant, architect, contractors, tenant and government in building services works on local properties’ renovation
